We don’t think of gratitude as just some word art decor on the wall or remembering to say thank you when someone holds the door for you. Instead, we look for tenants who show appreciation for a space and imagine a life there. They appreciate a property manager taking the time to answer their questions and show them aspects of a rental unit.
We’ve found that tenants with a gratitude mindset tend to be those who stay longer, treat the property well, and build positive relationships with their property manager.
Look for Gratitude During a Showing
Here’s what we listen for in conversations during a showing or application process:
- “I could really see myself here.”
- “This would be perfect for me and my kids.”
- “I’d put my TV right there, and my couch would fit along that wall.”
Those small comments tell us the tenant is already envisioning this space as home. That’s a green flag. It signals they’re looking to settle in and take care of the place.
When It’s Missing
A lack of gratitude doesn’t automatically disqualify someone, but we think it’s worth noting. If all we hear is “I need to move fast” or “I just need anything right now,” we think twice about accepting their application.
Why? Urgency without an appreciation for the space could mean a short-term renter. Or it could suggest that someone isn’t going to love the property as much as they could. So, we remain mindful of things like gratitude when filling vacancies.
